Behind the Scenes: North Beach New Construction

Ever wondered what goes on behind the scenes when designing a spec home? Spec homes, in simple terms, are houses built by builders with the intention of selling it once completed – they're like blank canvases awaiting their unique touch. Together with the builder and architect, we decide on all the details with careful consideration for potential buyers' preferences and trends in the real estate market. 

As a designer, my role in this process is to infuse each space with character, functionality, and timeless appeal, creating a home that not only captivates but also resonates with those who walk through its doors.

In honor of the North Beach new construction hitting the market next week, join me for a behind-the-scenes peek at designing a spec home, where every decision is made with the future homeowner in mind, and where the art of design meets the pulse of the market.

From the initial planning stages to the final finishing touches, every step of the new build process is carefully orchestrated to create a seamless and cohesive home. One of the first tasks is to collaborate closely with the architect and builder to translate the vision into a detailed plan. This involves discussions about layout, flow, and architectural elements, laying the foundation for the design journey ahead.

As the project progresses, the focus shifts to interior selections – my favorite part! From flooring and lighting to cabinetry and hardware, each decision plays a crucial role in shaping the overall aesthetic of the home. For this particular project, the vision was a home that was a blend of contemporary and casual. I drew inspiration from the coastal vibes of Long Beach Island to create a space where laid-back luxury and timeless charm come together.

One of the key considerations when making selections is finding the perfect balance between style and functionality. Every material, finish, and fixture is chosen with the future homeowners' lifestyle in mind, ensuring that their new home not only looks beautiful but also functions seamlessly for their day-to-day needs. This is especially true for second homeowners who will primarily be using their home on Long Beach Island for vacations and summer living. 

As we gear up for next week, I’m so excited to meet prospective homeowners and hear their reactions to the home! The next step would be to fully create a customized space - through additional character details like more accent walls or wallpaper, furnishings, accessories, artwork, and decor - to make sure it feels like their home from the moment they walk through the door.

In the end, seeing the homeowners' faces light up as they step into their new home for the first time makes every moment of the journey worthwhile. It's a reminder of the incredible privilege of being part of such a significant milestone in their lives and the joy of creating generational homes on Long Beach Island that are truly cherished.
