7 questions to ask yourself before embarking on a new build

Building a new custom home is a thrilling experience - finally, you get to create a home that’s exactly how you’ve envisioned for perhaps years. To make the most of your investment and to make sure your experience is one you talk about positively afterwards, it’s helpful to consider the following questions before you embark on a new build. So open up a note on your phone, grab your coffee, and start jotting down your answers to make your custom build a reality. 

  1. What is my budget? Determine your budget and assess your financial capacity to undertake a new build. Consider factors such as land purchase, construction costs, permits, design fees, furnishings, and potential unexpected expenses.

  2. What is my desired location? Decide on the location for your new home. Consider factors like proximity to amenities, schools, work, transportation, and the overall neighborhood environment. On Long Beach Island, this could mean considering the quietness of Barnegat Light or the happening center of it all in Beach Haven. 

  3. What are my space and lifestyle requirements? Assess your current and future space needs. Consider the number of bedrooms, bathrooms, living areas, and any special requirements or features important to your coastal lifestyle, such as a home office, outdoor entertaining space, or bunk rooms for all the kids.

  4. Do I have a clear vision and style preferences? Determine your preferred architectural style and overall design aesthetic. Collect inspiration from magazines, websites, or previous experiences to develop a clear vision for your new home's look and feel. My go-to is Pinterest - create a board and go wild pinning images you’re drawn to (both exterior and interior) until you realize you’ve been pinning the same look over and over again. 

  5. Do I have an architect and builder in mind? Do your research on local architects and builders - ask around, set up interviews, and get to know them to see if they’d be a good partner for you. Consider local over bringing someone in from outside the area as local folks have more knowledge of the area including different codes and permitting requirements.

  6. How involved do I want to be in the design process? Determine your level of involvement in the design process. Some homeowners prefer to be highly involved, while others may want to entrust the majority of the design decisions to professionals. My clients span the spectrum, from letting me design in my innate style and owning the entire project to those who prefer to provide inspiration photos and stay a little closer along the way. Either choice is fine by me - this is your dream home and my goal is to deliver that to you! 

  7. Am I prepared for the challenges of construction? Oof, this is a biggie. Go in with the knowledge that everything may change. Planning is a priority, as is understanding the plan might change as you proceed. Assess your readiness to manage or tolerate these challenges.
